Morning: Navigating The complexities of Rural Properties
My day as a property manager often begins with a walk around the properties, checking that the paths aren’t being swallowed by enthusiastic wildflowers and that the outdoor amenities are guest-ready. But it’s not all fresh mountain air. Sometimes it’s the smell of trouble — like a low-pressure shower. A quick message to Águas Públicas rarely resolves it. Instead, it can mean a two-day tango involving a visit to the Palácio da Justiça, documents in hand, and conversations that test the limits of polite persistence.
Online, I update booking platforms, respond to guest queries, and try to diplomatically translate Portugal’s relaxed pace into something that reassures guests. It’s an art — knowing how to make a delay sound charming.
Midday: Face-to-Face and Check-ins
This is when I touch base with cleaners, gardeners and contractors, keeping everyone in sync — which takes a mix of WhatsApp finesse and a very patient smile. No news does not always mean good news when contacting the local repair guy, diligence and a healthy dose of respect for the two hour lunch break is key to managing relationships with locals. If the properties are quiet, I spend time visiting the villages nurturing my rapport with the smaller local estate agents and local artisans.
Afternoon: Keeping the Digital World in Check.
Back at my desk, avoiding the afternoon heat, it’s a dance between project managing and admin. Emails with owners, updates to the booking calendar, and a few careful messages to guests explaining that, yes, they are in a rural mountain setting and that the goats they hear are part of the charm, not a surprise upgrade.
It’s also the time for a quick dive into the realm of Portuguese law, especially if a property owner is thinking about a small renovation. Knowing the difference between a simple ‘repair’ and a ‘licensed modification’ is the kind of wisdom you earn after a few stern conversations at the Camara Municipal.
